Vermont school teachers, Gladys and Frank Sutter decide to take on a new summer job as caretakers for a large vintage home located in Maine. The Stanford house is in terrible condition on the inside, the result of many years of hoarding by the previous owners. The Sutters get more than they bargained for when it becomes evident they are not alone after Frank discovers a room with no door on the second floor. Soon the presence of two ghosts, a young girl and an elderly man, play havoc on Gladys and Frank during their summer restoration project.
